Crawl Space Q&A

First, what is a crawl space?  The simplest definition, or best description of a crawl space is a basement that you cannot stand up in.  

So why do you have one you're probably wondering?  There are a few reasons why a homeowner or builder may choose to have a crawl space installed, one being to allow for easier access to pipes and utilities.  In more cases than not, a homeowner will, at some point, have to address leaking pipes in their home.  It is more practical to access these pipes in a crawl space rather than excavating your interior floors.  Another common reason, especially here in Texas, crawl spaces are installed is due to the unsteady topsoil.  In warmer climates the topsoil tends to be very dry causing them to be highly unstable for foundations. Because of this builders consider the fact that they will be digging the top soil away, so why not just install a crawl space.  They will then be able to bring the home to ground level, if not higher.  

So how do you take care of your crawl space?  It's important to know that your crawl space is an essential part to your home's functionality.  By not properly cleaning your crawl space you are likely decreasing the efficiency and air quality of your home, allowing dangerous toxins into your home's air flow.  Your yearly routine maintenance should include removing any dirty insulation, animal contamination such as feces, rotten wood and any other debris left in the crawl space.

What are some common problems you may see because of your crawl space? "Out of sight, out of mind"  This old saying holds true when it comes to your crawl space.  Persistent problems live in crawl spaces — ones that stick around because the homeowner never sees them.  Homeowners are usually made aware of problems in the crawl space when they notice cracks in the interior drywall, uneven or sloping floors, foul odors in the home, and allergy or asthma symptoms.
